Timeshare Globe, Inc. operates within the timeshare marketing and advertising marketplace. Through co-operative advertising, Timeshare Globe Inc., (hereinafter sometimes referred to as “TSG”), makes it possible for timeshare buyers, sellers and renters to connect around the world. The advertising program involves pooling advertising resources with those of other sellers/renters to maximize exposure to potential buyers/renters of your vacation property. TSG does not appraise the value/rental price of any vacation property. Although vacation properties advertised on our network will be exposed to potential buyers/renters as a result of the TSG advertising program, TSG does not have a specific buyer/renter at this present time. TSG is strictly an advertising company and does not engage in real estate broker services.

Timeshare Globe, Inc.’s advertising fees associated with your listing will be described on the “Agreement for Advertising with Timeshare Globe, Inc.”, which will be provided to you prior to payment for said advertising services.  Pursuant to Florida Statute 501.615, a purchaser of an ad may provide a written notice of cancellation of advertisement with Timeshare Globe, Inc., to Timeshare Globe, Inc. at: 2753 S.R. 580, Suite 205, Clearwater, FL 33761.  Notice of cancellation must be received in writing to the above address within three (3) business days after the purchaser of an ad has confirmation TSG received the signed Agreement, for a full refund of the agreed upon advertising fees as set forth in the Agreement.  Pursuant to Florida Statute 501.615, a purchaser of advertising with TSG has a seven (7) business day review period, after which all advertising fees are final and non-refundable.  The review period shall commence upon the later of: 1) Timeshare Globe, Inc.’s receipt of the signed Agreement for Advertising with Timeshare Globe, Inc.; 2) posting of an internet ad; or 3) the purchaser’s receipt of the contents of the ad for the magazine GREAT VACATION GETAWAYS, by e-communication.

Internet ads generally post within twenty-four (24) hours of authorized billing, at which time service is rendered in full.  For ads in the magazine GREAT VACATION GETAWAYS, you will receive an email of the contents of the ad for your review and approval.  Any necessary changes of information to the magazine ad shall be sent in writing, together with the signed Agreement for Advertising with Timeshare Globe, Inc. Magazine ads are generally printed within four (4) weeks of authorized billing.  Inquiries for purchase or rental of advertised timeshare or land might not be forwarded to owners if no signed Agreement exists.

TSG does not itself engage in real estate broker services on your behalf or on behalf of anyone else. Since TSG does not provide real estate broker services, TSG has sold zero timeshare properties.   In 2007 and 2008 calendar years, TSG clients had offline sales generated by offers directly to the owner(s), which sales were generated through advertising services provided by TSG. Consequently TSG is unaware of the ratio or percentage of the number of listings of timeshare interests for sale verses the number of timeshare interests sold resulting from these offline sales.

Upon request, TSG will refer you to a licensed real estate broker if you determine real estate brokerage services are necessary. If you accept the services of a real estate broker/ agent, transaction fee(s), commission(s), closing cost(s), and the like, may be charged to either the buyer and/or seller.  Any transaction fee(s), commission(s), closing cost(s), and the like, associate with listing/sale/resale/advertising (excluding advertising by Timeshare Globe, Inc.) of a timeshare interest, shall be fully described and disclosed by the real estate broker/agent, real estate service provider, or third party. TSG is not involved in any negotiation for sale/rent, closing, or procuring of buyers. There is no guarantee that any timeshare period can be rented or sold at any particular price or within any particular period of time. Any offers submitted by prospective buyers are sent directly to the timeshare owner or the owner’s designated real estate broker. Due to privacy concerns, direct contact information for owners is not available on TSG’s website.

When a vacation property has an offer generated directly as a result of the TSG advertising network (website or magazine), the owner can choose to select an affiliated, recommended, or  third party transaction broker/title/closing company or handle the transaction on his/her own. If an owner chooses to have the offer handled by an affiliated, recommended or third party referral, there may be fees associated with the sale or rental (which will be disclosed by said affiliated, recommended or third party referral) and TSG has no control over said associated fees and TSG does not participate in any revenue share.

LIMITED RIGHT TO USE

The viewing, printing or downloading of any content, form or document from  www.timeshareglobe.com (hereinafter sometimes referred to as “the website”) can only be used for your own personal use and not for republication, assignment, sale sublicense, or any other use. No part of any content on the website can be reproduced in any form or incorporated into any information system.

You agree to hold TSG, our partners, affiliates, staff and attorneys harmless from any loss, liability, expense, or claim including reasonable attorney fees related to any violation of this agreement or use of the website.

PAYMENTS

You understand that you are purchasing advertising from TSG and that any credit information you supply is true and complete. Charges incurred by you will be honored by your credit card company and that you will pay the charges incurred by you at the time of sale.

TSG assumes no responsibility for any verbal or written representations made by any agent or distributor other than those specifically contained within the terms and conditions of our policy and our voice verification system.
